BACKGROUND
Over the past decade,
many real estate markets have seen a proliferation
of new, “garden” apartment
homes featuring decorative accents, beautifully landscaped
grounds, and a full range of resident services and amenities
designed to create a comfortable, community-oriented
lifestyle. Virtually every city and town in the
metropolitan area is dotted with fresh-looking, immaculately-kept
properties with relatively similar offerings – so
in most cases, upscale consumers who can afford to pay
market prices for this higher standard of living generally
have numerous options available to them.
For the less affluent
households, however, finding affordable rental property
in any market can be a frustrating experience. With
rents averaging $900 to $1,100 for a typical two-bedroom
unit, the newer garden style apartments – with
the associated amenities and security – are out
of reach for most middle- to lower-income families. On
the other hand, older properties with more moderate rents
often appear to be unsafe and unkempt, and typically
feature only bare-bones amenities such as a laundry room
and swimming pool. These complexes certainly don’t
offer the kind of residential, healthy lifestyle that
most people are seeking, and serve to be little more
than a place to live until the household can afford something
better.
In 1996, Signature Management
Corporation was founded to fill the gap that existed between
affordable housing and higher-scale living in these metropolitan
rental housing markets. Our mission has been to develop and manage
upscale-caliber apartment homes that cater to a mixed range
of incomes. Our current portfolio includes 35 properties
with over
7,400
units – 62% of which are tax credit
units.
